Advantage: Any found fault by the administration will be cleaned for free afterwards. On the other hand, you can also have confirmed, if certain dirt cannot be cleaned, so that they can be written off as normal wear and tear.

There are always cases in which the landlord or administration wants to add unnecessary costs to the detriment of the lessee. Therefore, it is advisable to contact the tenant protection in more complex cases. It is not free – but only a fraction compared to the costs costed by the landlord.

  • Ventilation filters in the bathrooms and toilets – should be changed by the administration.
  • Faucet filter – should be changed by a cleaning company.
  • Shower heads and hoses – should be well cleaned or replaced by the tenant.
  • Oven protection film – should be replaced by the tenant.
  • Hood ventilation filter – should be well cleaned or replaced by the tenant.

Consult the administrations for information on holes in the walls. Depending on the lease, you should leave them open, and the Administration can have them filled by a painter. Otherwise,unfavorable cost will occur to you if you try to prepare them yourself.

Do not have everything fixed or renewed at your own expense, take a closer look at the lease and any previous occupant contracts of the object. See what is normal wear and what was noted as deficiencies in the older contracts.

Damages – and what they cost
The owed damages are not the replacement value, but the value that the damaged part of the house still has after deducting the depreciation of the age assessment.

The normal life span of a painted wall is eight years. The wall has to be repainted by the lessee due to damages or dirt even though it was repainted six years ago. The tenant owes the landlord a maximum of 25% of the cost of the paint work.
